A spacious double-storey house in Kuils River is being brought to auction.
“The house is effortlessly flooded with warm summer rays, which gives one a feeling of comfort and belonging – and although spacious with high ceilings, it remains cosy and easily navigable.”
Jovanovski says the two-storey home comprises, one-and-a-half bathrooms, a lounge, dining area and a stunning open-plan kitchen with a scullery, granite tops and tiled flooring, downstairs. Upstairs there are four bedrooms, a study, three bathrooms and two living areas.
“Just outside, and making up the rest of the 805sqm plot, is an entertainment area with a bar – also sporting granite tops, a braai and pool – everything one needs to enjoy all seasons of every year,” she says.
“You also have a lovely, well-maintained garden and two double garages, which houses four cars.”
In terms of security, Jovanovski says there is an alarm system in place, as well as fitted burglar bars and a panic button.
With the new water regulations introduced recently in South Africa, it pays to have access to borehole water, which the property has, as well as a fully-functioning irrigation system in place.
“You’ll find this property at 8 Boekenhout Street, Rouxville, Kuils River. The area is great – it’s tranquil, and situated just at the foot of the Bottelary Mountains,” says Jovanovski.
“It’s a family-friendly suburb with a quiet community and beautiful farming areas. Some call it the gateway to the Wine Routes, but the area is also fiercely proud of its own Zevenwacht Wine Estate.”
The auction will be silent by tender, comprising written offers in a sealed envelope, with tenders closing on 23 November 2016 at 12h00.
“The guided price is R3.8 million, however, all offers will be reviewed – so get those bids in. Rates and taxes are a lowly R1 000 monthly, and the seller is registered for VAT, meaning a transfer duty isn’t payable,” says Jovanovski.
“If you want to have a look at the home, make an appointment.”
