This is according to Tanya Jovanovski, franchisee of Rawson Auctions Western Cape, who says it is a four-bedroom masterpiece located on a massive erf of 5 220sqm and boasts a beautiful, well-established indigenous garden.
“The garden remains lush and verdant throughout the year due to the unlimited water runoff from the neighbouring mountain. The magnificent garden includes a built-in braai, family entertainment area, pool area and two large garages,” says Jovanovski.
“The Cecilia Forest borders the back garden and extends itself over the property. You’ll find lovely, little private paths and walkways, which brings the tranquillity of nature right to your doorstep.”
Jovanovski says the home itself is double storey, and has an impressive entrance leading into a large lounge and open-plan dining room.
Downstairs there are two bedrooms, both of which are en suite, a separate lounge and dining room, large kitchen and direct access to the family entertainment area and swimming pool.
Upstairs are the two remaining bedrooms, one of which is en suite, a separate bathroom and guest toilet, the large main lounge, dining room, recently-renovated modern kitchen with slate floors, a separate entrance from the garage and a protected outside entertainment area. The flooring is wooden inlay.
Jovanovski says some extra features include double staff quarters that can be used for a variety of purposes, a jacuzzi room and storage facilities.
“There are large windows throughout the house that provide fantastic views of the surrounding forest canopy and let in plenty of natural light. The interior of the home is extremely spacious and flows effortlessly from room to room,” she says.
Jovanovski says Constantia is a very safe area, but the property is nonetheless equipped with an alarm system, burglar bars, a panic button and access is controlled through a remote gate.
“With properties like this one, it’s no surprise that Constantia is known as one of Cape Town’s most affluent suburbs,” says Jovanovski.
“Like most properties in the area, this one is large, the grounds are spacious and there’s plenty of lush greenery and open land.”
Jovanovski says this property can easily bring in an estimated R70 000 a month in rental income. “Residents will have close access to Kirstenbosch Gardens and numerous shopping centres such as Cavendish Mall and High Constantia Village Centre, as well as several well-known wine estates in Constantia.”
The auction will be silent by tender, comprising written offers in a sealed envelope with tenders closing on 29 March 2017 at 12h00.
“The guided price is R11 million, however, all offers will be reviewed – so don’t hesitate to bid,” says Jovanovski.
Rates and taxes are R7 200 per month.
In following with the terms of Rawson Auctions, Jovanovski says there is no registration fee to bid. However, 5% of the purchase price as deposit, as well as 10% commission plus VAT over and above the purchase price is to be paid to Rawson Auctions by the buyer on acceptance of seller.
Bidders are required to be registered, and must have certified copies of their identity documents and proof of residence with them.
